Fogging and discoloration can happen as the result of a seal failure. All new, energy efficient windows are manufactured with insulating gas between the panes. When the window seal breaks gas escapes and air penetrates between the panes. The ensuing chemical reaction between the air and glass can cause discoloration and condensation to develop. Make sure that any new window you purchase has a warranty covering the replacement parts necessary to repair a seal failure. If a seal failure cannot be repaired the window will probably have to be replaced.
